A workplace designed to define the FirstService experience – everywhere it goes.
When FirstService Residential set out to unify their branded environments nationwide, they partnered with Takeform to make it happen. As one of North America’s largest property management companies, with 18,000 associates across the U.S. and Canada, FirstService needed a solution that could scale. Introduced by longtime collaborator Design Implementation Group, we began by developing a flexible signage and experiential graphics Playbook that could adapt to a wide range of office types and budgets – all while preserving the integrity of their brand. The company’s office in Plantation, Florida, became the first full expression of this system. As a WELL-Certified space, every detail – from materials to installation – had to meet high standards for health, sustainability, and design integrity.

Branded with Intention
From the moment you enter, their Playbook comes to life. A warm, welcoming reception sets the tone with layered materials, clean lines, and confident messaging. In key moments throughout the space, mission statements and branded touchpoints are tailored to suit both the setting and the budget – ranging from dimensional letters and logos to simple, elegant window films. Every element reinforces FirstService Residential’s identity, without overwhelming the architecture or the user experience.

Design-Driven
Our in-house design team translated FirstService’s “Life, Simplified” philosophy into a cohesive visual system built for real-world performance. Designing with their vision in mind came naturally – our designers took the time to truly understand their brand, what it stands for, and how it should feel in a space. That clarity made the creative process purposeful, resulting in solutions that feel clean, welcoming, and intentional. From elegant mission statements to playful rubber ducks tied to their “Be the Difference” initiative, every detail reflects the expertise of designers who know how to make brands resonate in the built environment.

Interior Signage
We used our Fusion signage line for its clean, modern aesthetic and ability to align effortlessly with their brand. With a modular design that allows for customization across locations and budgets, Fusion gave FirstService the flexibility they needed – while maintaining consistency and quality across their growing portfolio.




Dimensional Letters + Logos
To elevate core brand statements throughout the space, we used our Ethos dimensional letters and logos. From prominent mission statements to values walls and subtle branding moments, Ethos gave the client the ability to make key messaging feel permanent, professional, and polished. The dimensionality adds depth and presence – whether in painted acrylic or metal finishes – bringing their identity to life in a way that’s both refined and welcoming.




Graphic Wall Panels
Graphic wall panels extend the FirstService brand and values throughout their workplace. In high-visibility areas like corridors and common spaces, the panels become a canvas for visual storytelling and curated art. Some locations also utilize Moxie graphic panels as wellness signage, blending practical communication with aesthetic impact. It’s a versatile solution that brings personality and purpose to every corner of their offices.





Custom Wallcovering
Wallcovering played a key role in bringing personality and brand storytelling into the space. More than just a backdrop, it became a canvas for culture. One example: a custom rubber duck graphic used to highlight the company’s “Be the Difference” initiative. Whether reinforcing values or adding visual interest, wallcovering offered a versatile, cost-effective way to instill brand throughout the environment.
Window Film
Throughout the office, window film served a dual purpose – meeting safety requirements while quietly reinforcing brand identity. Applied to expansive glass walls, the film functioned as distraction markers, enhancing visibility and preventing collisions. But rather than taking a utilitarian approach, our designers integrated the company’s mark, creating a barely-there design that feels intentional and elevated. The result is a solution that supports safety without compromising the clean, modern aesthetic of the workspace – proof that even the most functional details can contribute to a cohesive, branded environment.





Acoustic Panels
Mounted in workspaces, acoustic panels were selected to do more than absorb sound – they express brand identity with precision. Cut to reflect the geometric lines of FirstService's logo, the panels bring texture, rhythm, and meaning to the wall. It’s a subtle design move that quiets the space while amplifying the brand.
